Which Property Will You Choose?

More than seven years serving clients as a Premier Property Specialist in Ayala Land Premier, I am often asked by clients, “If you were me, which project will you choose?” Honestly speaking, this is a tough question. Aside from the fact that no Ayala Land Premier product is inferior over the other, there are also many factors to consider in investing in real estate.


When faced with this situation, I would normally ask the client of their purpose. Will it either be for end-use or as an investment? Then my recommendation will come out tailor-fitted on their needs and of course, considering their working budget.


No bias intended but my top of mind recommendation among all Ayala Land Premier projects is Arbor Lanes in Arca South, Taguig.


Why Arbor Lanes in Arca South? This question comes after and here are some factors worthy of considering may it be for end-use or investment.

Arca South is a 74-hectare, large scale, master-planned, mixed-use, sustainable estate by Ayala Land located on a portion of the former Food Terminal, Inc. (FTI) Taguig that opens the gateway to the South. It is an emerging central business with prime accessibility through South Luzon Expressway (SLEX), C-5, and future connections to the Skyway.


This estate is only 7km from Makati, less than 5km from NAIA, and 5km from Bonifacio Global City. The estate will also benefit from the major government initiated infrastructure projects namely, South East Metro Manila Expressway, Taguig Integrated Terminal Exchange and Mega Manila Subway. These aforementioned infrastructures aim to connect Arca South to pivotal destinations in the Metro.

Master Plan


Master planning is very crucial since it provides conceptual layout to guide future growth and development of an estate or a community. Ayala Land is known for developing master-planned communities like how they transformed Makati City from swamp land and Bonifacio Global City as a former military base to an established Central Business Districts in the Metro.


ARCA South is a fully- integrated estate synergizing refreshing natural spaces with pedestrian-friendly paths and sustainable city features in one dynamic destination.


Along Arca Boulevard, the main artery within the estate, Ayala Malls and Seda Hotel will unfold dynamic leisure and lifestyle settings. The regional mall will also bring together choice retail experiences, dining destinations, and other urban conveniences. There will be an office buildings and other complementing institutions within the development.


The heart of the estate, Arca Main Street lays out an extensive park system across a 4.5-hectare stretch, creating various zones and shared environments for interaction, activity, and leisure. Arca Main Street effortlessly weaves civic spaces, commercial areas, and residential communities where each setting is easily accessible.


As of today, the locators present and under-construction at the estate are the Savya Financial Tower, Manta Corporate Plaza, Tryne Enterprise Plaza, Fifty Six Central and Bamberton Center.

On to our project in the estate, Arbor Lanes.


Located at the eastern portion of ARCA South, ARBOR LANES is Ayala Land Premier’s first mid-rise residential address that intertwines greenery and architecture in a vast 3.48-hectare development. Arbor Lanes has a world-class architecture designed by a foreign consultant, AEDAS.


I cited some project features that makes Arbor Lanes unique and ideal for residents to live in.

Intimate garden living is the highlight feature of Arbor Lanes. The development is consist of five buildings namely Willow, Pine, Fern, Jade and Olive which, in between these buildings are four amenity spines with great lawn or lap pool to be shared by the residents. This development has almost 60% open spaces and 80% of the units are garden facing.

Another nice feature of this project is the Tree Wells. It makes the project unique from other developments. They will have trees arrayed from the basement parking up until ground amenity level that will provide natural light and better ventilation to the basement levels.

It will also have Garden Terraces in some floors where gatherings thrive at the core of the community with alcoves fused into the architecture. Open pocket gardens with outdoor seating bring natural connections closer to home.

From the bottom window, cold air draws in to replace the hot air. While hot air raises and escape through top window.

As mentioned in my previous blog, clients can earn in real estate in two ways, either by appreciation or through income. For me, investing in Arca South is one of the good decision to diversify your portfolio since the estates’ development is still ongoing. Meaning, once these mixed-use estate are fully develop and the government projects I mentioned earlier are finished, the price today will increase over time.


Based on the price history of Arbor Lanes, we launched Willow - the first building last 2014 at average price per sqm of Php 169,900. And today, the current price of the units in Arbor Lanes are at Php 260,000 to Php 307,900 average price per sqm.


Now you are probably thinking, am I too late to invest?


Do you think you are too late to invest because it increased already? If not today, the prices you see will still increase like what happened in Makati and Bonifacio Global City. As an investment by earning through income, you can opt to lease out the unit to tenants once turned over.


In Arbor Lanes we offer classic and special unit types from 1 bedroom to 3 bedroom and I highly recommend and my favorite unit type is the Duo Suite unit. A first by Ayala Land Premier, designed to accommodate a 1-bedroom plus a studio unit which is ideal for multi-generational living.


The size for this unit type in Jade and Olive are ranging from 104 to 108 sqm. A couple or a small family can occupy the 1 bedroom while they can also lease out the studio unit for passive income or vice versa since it has separate electric and water meters. Also, for future use, elderly or parents may use the studio while next generations can occupy the 1 bedroom.
